A buyer’s agent sounds simple, but in Japan it can make a huge difference — especially if you are buying, renting or investing from overseas.

Does using a buyer’s agent cost extra?

No. In standard property transactions in Japan, our support is covered within the normal brokerage fee structure (3 and a bit percent plus tax). You are not paying an extra consulting fee just to have someone on your side.

Why shouldn’t I just contact the listing agent directly?

There are a couple of important reasons. Firstly, if you look at 10 houses you will have to make arrangements with 10 different agents, and you will need to tell each one what your criteria is - it gets repetitive fast. Secondly, the listing agent usually represents the seller or landlord. Their job is to complete that transaction. Our job is different: we help you compare the different properties so that you can choose the best one for you - and we help you negotiate downwards. We want you to make money from your purchase when you sell in five or 10 years time.

Can you access properties that are not on English websites?

Yes. Most good Tokyo properties are listed only in Japanese, and many never appear properly on English-language websites. We search the national agent database, but we also have our own agent network.

Can you help with both houses and apartments?

Yes. We help clients with detached houses, apartments, tower mansions, land, new builds, investment units and family homes. The checks are different for each type, so we guide you through the points that matter.

Can you help if I am overseas?

Yes. We regularly help overseas buyers and investors with remote consultations, property shortlisting, online viewings, contract explanation and coordination with banks, scriveners and management companies.

Do you help with financing?

We can help you understand the financing process and introduce suitable lenders or mortgage contacts where appropriate. Loan approval depends on your residency status, income, visa, deposit, property type and lender criteria.

Do you check risks before we make an offer?

Yes. We help review issues such as pricing, resale potential, building age, repair history, management condition, hazard maps, road access, renovation concerns and other practical risks before you move forward.

Can you help after the purchase?

Yes. Through our property management division, we can assist with leasing, tenant management, maintenance, renovation coordination and ongoing ownership needs.
